Question: What is the anticipated completion date?

Answer: Claridge Icon is expected to be completed August 1, 2017.

Question: Is parking included?

Answer: No, parking spaces are available at a cost of $35,000 per space.

Question: Is storage included?

Answer: Yes, each suite will be assigned a storage locker at a future date.

Question: What do the condominium fees include?

Answer: Monthly fees include heat, air-conditioning, water, snow removal, building maintenance and common expenses. The fees do not include individual electricity consumption.

Question: What is the deposit schedule?

Answer: Deposit is calculated at 15% to be paid:

  1. 5% at time of signing an Agreement of Purchase and Sale
  2. 5% October 1,2014
  3. 5% at start of Construction

All deposits are held in an interest bearing trust account. Interest is credited on closing.

Question: When is the HST rebate applicable?

Answer: The HST rebate is applicable if the buyer or an immediate family member will be residing in the unit for the first year, in which case, the Purchaser assigns the Rebate to the Builder on closing and obtains a credit for the rebate on the Statement of Adjustments. It is also applicable if the unit will serve as a rental property. However the rebate cannot be credited to the Purchaser on closing by the Vendor and the Purchaser must meet the requirements of and make an application to the Canada Revenue Agency for the rebate within two (2) years after the house purchase closes.

Question: What is interim occupancy and what are the fees?

Answer: Interim occupancy is the period of time where the owner takes possession of the unit until the time the condo is registered. During this time you will pay interest on the outstanding balance. Once the building is registered title can be transferred and mortgage registered. It usually takes approx 6 months to register the building after interim occupancy.

Fees:

  1. Condo fees
  2. Taxes, approx 1.2% of total purchase price
    Refundable if they receive a tax bill covering the occupied period (divided by twelve months)
  3. Mortgage component calculated on the balance owing (less deposits)
    Rate "1 year closed mortgage" rate (divided by 12 for monthly figure)
